Vacation Rentals

How long have you been in business?

TI Rentals opened in November of 2008.

 

Which property management services do you currently offer?

We provide full-service property management, so we will handle everything required to run a successful vacation rental. More in depth, we provide marketing, leasing, screening, showings, rent collection, lease enforcement, schedule property maintenance, owner reporting and trust accounting.

 

How many rentals do you currently manage?

TI Rentals manages approximately 23 vacation rentals and approximately 100 long term rentals.

 

As a small company, how do you stand-out in ways larger companies cannot?

We can guarantee a detailed focus on quality, personalized service, local expertise, flexibility, fully hands-on management and always human to human communication.

 

Which areas does your company service?

TI Rentals services all of Topsail Island and surrounding areas.

 

Which types of properties do you manage?

TI Rentals manages single family homes, duplexes, townhomes, apartments and condos.

 

How do you set your rental rates?

TI Rentals will run a market analysis that informs rental rates based on a several variables, including the local market, the unit size, the amenities offered, etc. 

 

What are your monthly management fees?

Management fees are 18%. We do not charge the Owner any other fees such as credit card fees, advertising, add on maintenance fees, etc.

 

Do you collect management fees when a unit is vacant?

NO, TI Rentals never charges you a commission unless the property is rented!

 

Are there miscellaneous fees that I should expect to incur?

TI Rentals does not charge any extra fees to the Owner or add ons to maintenance.

 

What's type of protection do you require from renters to protect our home?

Each reservation is required to purchase a mandatory Damage Deposit Waiver. Our waiver is referred to as the HPP (Home Protection Program). This program is set up by Rental Guardian, and backed by Nationwide Insurance under their Silver Program:

  • $10,000 - Contents Damage Protection
  • $0 Deductible
  • $25 Minimum Claim
  • $5,000 limit per any one item
  • $300,000 Real Property Protection ($2,500 deductible)
  • $300,000 Host Liability Protection ($2,500 deductible)
  • $10,000 Bed Bug Protection ($100 deductible)

 

What's your process for handling service requests?

The tenant will report a service request to our office either by phone call, email or text message. Depending on the urgency of the request, maintenance will be scheduled, and we'll make the tenant aware of the day and time the issue will be repaired. Normally, if the repair is over $300, we will contact you first unless an emergency arises.

 

What is your preferred method of communication?

Either by phone call, e-mail or text message.

 

Do you have pre-existing relationships with local vendors?

Yes, we have local vendors that we hire and require that they be insured!

 

How do you collect your rental proceeds?

TI Rentals offers direct deposit. Proceeds will be processed no later than the 10th of the following month.

 

How do guest's check-in?

TI Rentals installs (at no cost) electronic keypads that are integrated with our reservation software and creates personalized codes for every guest.

 

Do I have to pay for pictures of my property?

No, we handle this at no cost to the owner including all advertising.

 

How do guests alert you of emergencies after-hours?

All employees have the emergency after-hours number attached to their phone numbers. When a guest calls or texts this number, all of us receive the call or message.

TI Rentals manages approximately 20 vacation rentals and approximately 100 long term rentals.

 

Which areas does your company service?

TI Rentals services all of Topsail Island and surrounding areas.

 

Which types of properties do you manage?

Management fees are 12%. We do not charge the Owner any other fees such as credit card fees, advertising, add on maintenance fees, etc.

 

Do you collect management fees when a unit is vacant?

NO, TI Rentals never charges you a commission unless the property is rented!

What's your procedure for qualifying tenants?

In order to rent a long term rental you must be 25 years of age. A tenant screening will be required, this includes a background & credit check, credit/income verification, and rental references.
